Carroll Gardens Brownstone

Horizontal and vertical enlargements of this single-family house increased floor area by 50%. The existing  floor structure was replaced in non-combustible construction, with radiant in-floor heat installed throughout. The added third floor is set under a sloping roof that limits its visibility from the street. To futher contextualize the building, the rear is lightened by tiering, and balanced in its open and solid surfaces - this also maintains interior privacy while taking advantage of the southern exposure. Energy efficiency was enhanced by exceeding code requirements for insulation and air-tightness. Energy recovery ventilators were integrated with the mechanical systems design.
